I guess to my point it is the $5, 10, 500 or 20,000+ needed to get started, its the BS that comes with it.  If I was going to do it I would want to start it and be in charge, all my coin, calling the shots good or bad and make or break myself.

 Now on the other hand as a group thing I wouldn't mind being part of a group but would need to be on certain terms as free time and money are limited.  You would have to set up clear parameters much like I believe Hog back is with different membership levels and have decisions structured.  I am sure conflict still happens but an established model to follow would be best.

I say this because 9 years ago I tried to organize a joint quad mx track along with TT track.  If anyone wants to discuss in person about the BS that went on and back stabbing I would be glad to.  This leaves me very cautious about putting time and money in without being able to control things and the end result.

I forgot/skipped my wifes birthday one yr. she was pissed!  I tried to make up for it with a REALLY nice valentines day gift... she returned it.  Since then I just dont buy anything ever. 


   
  I'm just about in the same boat.  Were just about to have $20K worth of work done to the house; sealing it up tight, more insulation in the attic, new furnace, AC, and water heater.

We did something similar 2 years ago, cant remember the name of the company, but they promised all these savings in the long run.  Yeah they completely screwed us! Hell of a sales guy, horrible installation guy.  They had us talked into the tankless hot water system, but they couldnt find a way to vent it so we saved from that mistake.  Turns out after looking into it some more that a tankless hot water system would NOT have been a good choice for us. 
They also replaced the bathroom vent/heater for a high effiency fan.  Well not we have a vent that cant clear the room, no heat and big effing hole in the ceiling that was never patched when they did the work.

Example of the land thing: 3 of us went in on some land 5 years ago or so.  88 acres, $1100 a year lease in Italy Valley. Only rules were we couldnt cut down trees that were considered hardwood, and we couldnt build permanent structures. Was way better for riding than the intended hunting purpose.  That is $44 a year 25 ways.   Opportunities like this are everywhere

Matt why don't you look into leasing additional property by your camp.  I could find money to be on lease if it has a flat area that I could camp at a few weekends a year also!  And each member could pay x amount and not get pissed when a person can only make it once a month and wants to ride his 6 free hours a week and not just make trails all of the time.

She isn't going to work and look for property leasing.  No money for her in it.

if you buy land your going to need $80,000+ if you lease land you better lock in a heck of a lease, because you dont want to make the big investment of time and money for a 1-3 yr lease.

there is a ton of private land to ride on around here though, i could ride 3 different private spots a week if i wanted. if you have a dual sport, you could get in on a lot of riding.

The owner is DiMarco, the son of the old man has three boys and it is their track, he does allow some practice riding with permission, I would not want to get caught tresspassing as he has the money to aggresively penalize the tresspasser.
